Terrapin Turtle Season - Take Extra Care
Diamondback terrapins have begun seeking higher ground upon which to lay their eggs. Turtles are often seen crossing local roadways! While many local roadways are lined with turtle barriers to prevent turtles from crossing, turtles do appear on road surfaces. Keep an eye open for turtles, and "give 'em a brake!" If you are inclined to stop and help a turtle across the road, please ensure your own safety by checking for traffic, and then help the turtle cross in the same direction it was headed.

Shifting Sands
Avalon's north-end beaches have just acquired about 30,000 cubic yards of sand as the sand back passing project is completed. Sand from a sandbar just south of 32nd Street is being transported to north-end beaches to replenish them after erosion occurred during late winter nor'easters. (No dry beach sand had to be used for this project.) This is the Borough's sixth sand back passing project, which has proven to be an effective way to rebuild beaches in between more expensive hydraulic dredging projects.

Market Trend Update for June
As I draft my monthly update there is a big yellow ball in the sky! The sun is shining! It seems Spring has arrived two weeks before summer!

Buyers have continued to make their way to find the ideal vacation home in spite of the poor weather. After a weak first quarter sales performance, April and May have exceeded the unit sales of 2017. April was the month of the Bayfront sales with 26% of the total properties placed under agreement on the bay; from condos to townhomes, single homes and new construction. Multiple offers are consistently occurring in our market with sales often going over asking as a result. Our biggest challenge is and will be appraisals. As markets move quickly, new values become more difficult to document. It is more important than ever to watch the type of financing buyers are selecting and with whom they choose. Our local mortgage representatives and their underwriters are in tune with our market pace and trends helping to expedite the process. We continue to have an inventory deficiency at the busiest time of our selling season. If choosing to sell this year, list by July 4th to take advantage of the most activity your home will see in this calendar year. Be in front of the projected mortgage rate increase and have your home available when the buyers are in town. We can plan early fall closings if enjoying the summer is important to you. If you are currently listed for sale and not having showings or showings with no offers, it is time to adjust your price before July 4th so you don’t miss the market. And if you are looking to purchase allow me to be your eyes and ears. There is a great deal that happens before homes even hit the market!

THIS MONTH'S MARKET TRENDS

The highest sale of the year on the bay to date also was sold in April - 174 Pelican Drive for $7.7 million - thanks to the efforts of Bob Scully of Ferguson Dechert! In fact the Ferguson Dechert sales team dominated the island again representing 40% of the transactions as listing agents, 43% of the transactions as selling agents and in 69% of the transactions represented both the buyer and seller. April saw the sale of 5 new construction homes with as many lots/teardowns sold making the way for new construction in the future. Condo sales represented 23% of the total units sold while townhomes only 8.5% due to the on-going lack of inventory.

May continued the positive trend in unit sales with our sales team participating in 35% of the transactions as listing agents and 27% of the transactions as selling agents. We continue to represent more buyers and sellers in the same transaction - 46% of our transactions were dual agency. The bay front continued to see consistent activity in all categories with 22% of the transactions on the bay. Townhome inventory arrived on the scene and sold thru with 27% of total May sales in the townhome category. Sales of lots and teardowns continue to make way for new construction opportunities in 2019.
